The original requirement from our client was for a 50,800m² standard warehouse with a 13,7m ridge height, & an 840m² office. We trialled this footprint on various site options that the client had until a suitable site was located. During this process, the brief evolved and we ended up with a 69,000m² warehouse incorporating an 11,000m² racked, fully automated high-bay facility with a ridge height of 34,7m. The office footprint evolved too, to finish up at 1,340m². The site plan included 40m wide hardstands to both lengths of the building to facilitate almost 80 recessed loading dock points, a gatehouse, a covered pallet store, car parking for 260 cars & 2 x 1 million litre fire services tanks.  A siphonic roof drainage system was employed & the office roof housed solar panels to generate enough power for most of the office’s needs.
